  7. Provide a multi-picture home tour of your home on several web sites
  8. Provide you access to your password-protected online file so that you may track your transaction and have 24/7 access to all your documents
  9. Show the property to interested buyers
  10. Provide post showing feedback
  11. Let you cancel anytime using our Easy Exit Agreement
  12. Qualify the buyer's financial abilities before you sign a contract
  13. Negotiate the contract to ratification to get the highest price and best terms for our sellers
  14. Follow up and coordinate through settlement including inspections, title work, appraisals and financing

SELLING PROCESS

1. Photography - Every property will be photographed inside and out by using the latest professional digital cameras, lenses and lighting. Up to 50 high-resolution digital photos of the home will be taken.  A staff member will be contacting you to set up an appointment. The session lasts approximately 45 minutes. We will select and stage the rooms for the photo shoot. Unfinished areas, storage areas, and closets will not be photographed.

2. Realty Network Staff - The Listing Department will call you to introduce themselves and obtain showing instructions from you. Our staff will be working with you during the entire listing process. They will follow up with all of the agents who have shown your property and will call or e-mail you with feedback.

3. Signage - The Realty Network sign will be posted on your property.  At this time, after receipt of keys, we will install a lockbox. Your photos will be uploaded to our website (www.realtynetwork.com). 

4. Advertising - Your home will be entered into the MLS System and we will begin advertising your property in all of our major publications and websites. We will create brochures and fact sheets as needed.  We will also design, prepare, print and distribute postcards featuring your property.  Showings may begin as early as 9:00am. You will also be given a password for the 24 hour feedback website, where you will be able to access your home’s feedback 24 hours a day.

5. Open House - If you choose to have an Open House, it will occur Saturdays or Sundays between 1:00pm – 4:00pm. 

Ongoing market activity is something we keep a close eye on for you…..

  1. Monitor showing activity daily; analyze agent and buyer feedback on showings to determine market response to price, condition, location, etc.
  2. Provide analysis of agents and buyers feedback and market response to seller
  3. Monitor the market daily for any new and sold listings in the area that would affect the market position of this property.

AFTER THE SALE

Once Your Home is Sold (contract is signed and ratified) we will take care of all the arrangements necessary in order to get the deal to the settlement table successfully...this checklist highlights some of the activities that go on before settlement occurs.
These items are monitored and executed promptly...

  1. Contract is ratified
  2. Change status on MLS from "Active" to "Contingent"
  3. Check contract to ensure availability of Disclosure/Disclaimer form
  4. Deliver Contract to Buyer, Seller, Other Agent, & office w/ coversheet
  5. Call to schedule home inspection. Coordinate and track progress.
  6. Call to schedule radon inspection. Coordinate and track progress.
  7. If required, schedule and coordinate other Inspections
  8. Track removal of Inspection Contingencies
  9. Check for any credit concessions for inspection contingencies
  10. Deliver earnest money check to attorney with contract
  11. Order SOLD Banner and change status to Contract Status
  12. Review file to check for loan application
  13. Check for preliminary Lender letter
  14. Coordinate logistics of Appraisal and inform seller
  15. Make sure loan approval has been obtained
  16. Check File for Home Sale/ Feasibility Study/ Third Party Approved/ Gift Letter
  17. Check file for Master Plan
  18. Order Termite Inspection
  19. Ensure Termite Report is received and faxed to attorney
  20. Order HOA/Condo Documents
  21. Deliver HOA/Condo Documents to buyer/buyer’s agent
  22. Order Home Owner’s Warranty
  23. Send Home Owner’s Warranty to attorney
  24. Schedule Settlement Date and time
  25. Send Settlement Letter to seller (w/directions)
  26. Send Settlement Letter to buyer (w/directions)
  27. Send Admin Fee letter to attorney
  28. Obtain Power of Attorney if necessary
  29. Deliver Home Owner’s Insurance Policy to Lender
  30. Notify Utility Companies
  31. Inform Seller to obtain water meter reading, and Certified Funds
  32. Schedule Pre-settlement walk-thru
  33. Notify Seller/other agent
  34. Notify Buyer/other agent
  35. Schedule Post settlement walk-thru
  36. Confirm move out date if Post-Settlement Occupancy will occur
  37. Coordinate sign removal
  38. Remove lockbox and put keys in file
  39. Obtain any available Receipts
